I have only once advertised in the print media and that small add lead to this 5 bedroom home outside Hollywood, Co. Wicklow for David & Deborah McCann.

It is a beautiful site overlooking the Blessington lakes which required sensitive design and good dialog with the planning department of Wicklow County Council.

From my friendship with David & Deborah I can trace approximately 30% of all my clients back to that one job, and that small ad.

Newcastle, Co. Dublin

While marking out the foundations for David & Deborah’s new home, I met Thomas Grimes who was delivering a machine to the site. Seeing this house being built in such a scenic area prompted him to invite me to take a look at his site outside of Newcastle, Co. Dublin.

8 bedroom home with swimming pool

This is an 8 bedroom home with swimming pool, gym, home office suite and panoramic views over Dublin.  Initially the planning department of South Dublin County Council sought to keep the development on the lowest part of their 34 acre site, but with persistence we managed to convince them to allow what, from the front looks like a bungalow, be built on a elevated section of their land.

This is a full two story home with retaining walls to the front and sides set at 4m out from the house which allows full daylight into the “basement area”.

This Self – Build project was carried out by Direct Labor. I provided working drawings, site supervision and co ordination of trades.

Much work was gained through my long-term close friendship with Thomas and Vera. Many cups of tea, ham sandwiches and chats were and continue to be had.

 

Bohernabreena, Co. Dublin

Having worked well with Thomas and Vera I was introduced to Thomas’s brother Patrick and His wife Gemma. For Patrick & Gemma I designed & secured planning for this five bedroom  one and a half storey home in Glassamuckey, Bohernabreena (work in progress )

This is a very sensitive area of South Dublin and required extensive negotiations to arrive at this one and a half storey home which incorporates a spacious kitchen / dining to the rear.

 

Glenasmole Valley, Co. Dublin

Bohernabreena, Reservoir Valley

On the opposite side of Bohernabreena, Reservoir Valley sits this four bedroom bungalow (famously used in a Calor Gas add on tv.) for my good friend Liam Maher.

A further 30% of my work to date can be traced back to Liam. It is meticulously finished both inside and out and commands a spectacular view of Dublin County.

This Self – Build project was carried out by Direct Labor. Liam built his home over a longer period than usual. My involvement officially ended after the planning process.

 

Glenasmole Valley, Co. Dublin

Liam introduced me to his brother Eamonn who owned an old derelict cottage. As with Liam, Eamonn and his wife Sabrina have finished this renovation and extension project with meticulous attention to detail. Another great home with a very warm welcome whenever I call.

As Eamonn is a block laying contractor I only needed to provide working drawings. Occasional site visits were carried out.

Having run out of Maher’s I moved further down the Glenasmole Valley after being introduced by Eamonn Maher to a block laying friend of his – Vinnie Jones.

This house was designed to look like two cottages set back from each other. This approach was accepted by South Dublin County Council. By overlapping the two sections this allowed an area for a kitchen, dining and living area, laid out to replicate a city center loft conversion project, which was on Vinnie’s wish list at the outset.

This house was built by Vinnie while he was single. This home was finished by Vinnie and his wife Leona. A stunning home with spectacular views in a highly sensitive area.

Like Eamonn , Vinnie constructed this home by Direct Labor. Working Drawings and site visits were provided to this Self – Build project.

 

Bohernabrenna, Co. Dublin

This site also in the Glenasmole Valley, had been refused planning several times for previous owners. It was bought by Patrick and Ann Grimes (No relation to the previous Grimes). While looking through the planning files in South Dublin County Council Patrick came across my name as someone who had  been successful in obtaining permissions in the Glenasmole Valley.

Patrick noted my contact details on file, gave me a call and their journey began. Patrick’s work requires great precision and as can be seen he brings his work home. Although still a work in progress both Patrick and Ann can be very proud of their Family Home.

When David & Deborah’s son John came to build I was honored and privileged to be asked to work for him. The resulting four bedroom bungalow on a more elevated and open part of the family landholding was not by any means an easy planning application, but to be part of a team which delivered this four bedroom home to a young family was well worth the effort.

Brannockstown, Co. Kildare

Having been recommended by a local County Councillor, Billy Hillis, I arrived at the then home of Brian Mullins. After a sit down, a chat and a cup of tea Brian produced a newspaper cutting of a cottage for sale down the country and a brown envelope A4 size (no not that type of brown envelope), upon which he had sketched a floor plan of what he was thinking about.

Suffice it to say, today Brian is a very happy man. Located near Brannockstown in County Kildare this extensive five bedroom home in an idyllic location with panoramic views over County Kildare can only be described as a “Little corner of heaven on earth”.

Continuing the County Councillor recommendation theme, while working on Thomas and Vera’s planning I met then Counselor Jim Daly, from Rathcoole, who in turn introduced me to Michael McCormack.

When I met Michael he introduced me to Eimear Malone his then Fiancé and we started working on their very restricted and small site outside Newcastle Co, Dublin. Having established the restrictions of setbacks from public roads, (one on both sides) soakaways for rainwater, car parking etc. I arrived at the maximum area and shape of what would be permitted.

A one and a half story design maximised the sites potential. A relatively uncomplicated planning followed and now, happy clients with a beautiful home.

Dunlavin Co. Wicklow

Dunlavin Co. Wicklow

When Nigel and Lavinia Tracy wanted to move to the countryside to rare their family they, like many others with no connections to the area in which they wanted to live, had no choice but to buy a site with an existing house. They bought their site outside Dunlavin, Co. Wicklow. The site had a very rundown single storey rectangular shaped house on it.

They were not allowed to knock the house due to planning restrictions so what you are looking at is a Renovation and Extension Self – Build  project. We went up, went out and went sideways and now Nigel, Lavinia and children get to share the country life they had long dreamed of. Commitment and Persistence paid off.

Blessington Co. Wicklow

Blessington Co. Wicklow

Tommy and Ann Cullen were introduced to me through a mutual friend. Along with their home they also owned a small cottage on the outskirts of Blessington Co. Wicklow which they wanted to renovate for their daughter.

We developed a very good rapport as we both had sons named Alan and both our sons had suffered childhood strokes. Our Alan at the age of 7 and their Alan a little later.

We renovated the existing structure bringing it in line with current building regulations and added a 40m² extensions to the rear with a double vaulted roof which serves as the new family sitting room. Breathing new life into an old tired house is very rewarding despite the many challenges.

This Self – Build renovation and extension project was carried out by a local builder under contract. I provided working drawings and site visits to check matters of detail.

 

Ballymore Eustace, Co. Kildare

This generous three bedroom Self – Build  Home outside Ballymore Eustace Co. Kildare was designed for Ezra and Ruth Burke.

This is a timber frame constructed home with a block & plaster external finish. Ezra (related to my wife Máiréad) and Ruth have incorporated many new technologies into their home including an air to water heat pump and photo voltaic panels making it very energy efficient.

This one and a half storey Self – Built Family Home was constructed by a local  builder under contract. I provided working drawings and site visits to check on matters of detail.

 

Ballymore Eustace, Co. Kildare

These two homes are for James and Amy McNeill, Amy’s sister Tracy and her husband Paul.

They are large 4 bedroom detached houses which back onto the River Lifffey. These are both zoned land within the boundaries of Ballymore Eustace which meant planning was assured to any applicant, with or without connections to the rural area, subject to design approval.

James who has a background in construction project managed the build himself and did a fine job. Well done James. James kindly introduced me to his sister Tracey and her husband Michael for whom I obtained planning for a large extension and alteration Self – Build Project in Naas.
